INTERIOR
A unique residential gem in the heart of the city - this high-end, fully renovated condominium combines historic charm with modern design. The renowned architecture studio Bubab Architects was responsible for the extensive core renovation in 2021, preserving the essence of Gründerzeit architecture while simultaneously creating the highest level of living comfort. Known for their exclusive interior designs in collaboration with luxury brands such as Acne, JWC, and Canada Goose, Bubab Architects bring their unmistakable signature style to this residence as well.
The apartment, located on the third floor of the front building and conveniently accessible by elevator, impresses with its ideal east-west orientation and a generous 120 m² of living space. The spacious living and dining area, spanning approximately 50 m², serves as the heart of the apartment. Two cozy bedrooms, a separate high-quality, custom-built carpenter’s kitchen and built-in wardrobes, and two stylish bathrooms - one guest bathroom with a shower and a luxurious ensuite retreat featuring a freestanding bathtub in front of the window and a separate shower - round out the space. Both bathrooms are equipped with electric underfloor heating, ensuring ultimate comfort. The balcony, accessible from both the bedroom and the living room, seamlessly extends the living space outdoors. If desired, the floor plan can be flexibly adapted to create an additional storage room and two bedrooms with separate hallway access.
The 2021 renovation was carried out with great attention to the characteristic elements of the Gründerzeit era: high ceilings, elegantly crafted sash windows, a light-filled bay window, double doors, intricate stucco detailing, and original brass olive window handles. A completely new electrical system with THPG outlets and the characteristic round switch system was installed, allowing for dimmable lighting in almost all rooms, providing flexible illumination options.
Another highlight is the kitchen, where the historic terrazzo flooring and lovingly restored tiles create an exciting contrast to the modern kitchen counter made of American walnut with a porcelain ceramic countertop. The organically curved lines, subtle rounding, and delicate handle profiles are signature features of Bubab’s design approach. A completely new floor structure was installed, featuring continuous Bauwerk herringbone parquet, adding an elegant and timeless aesthetic. In the bathrooms, high-quality Italian designer tiles further enhance the luxurious ambiance.
The design concept seamlessly blends Art Nouveau with modern elegance. In the bathrooms, the exclusive Prediger lighting system creates an atmospheric glow, further elevating the high-end aesthetic. Additionally, brand-new radiators have been installed throughout the entire apartment, combining energy efficiency with stylish design.
EXTERIOR
Markgraf-Albrecht-Straße is one of West Berlin's most prestigious residential areas. In the early 20th century, wealthy families were drawn here for its proximity to the fashionable Kurfürstendamm boulevard. Today, the area is still defined by grand apartment buildings with intricate facades, prestigious entrances, and magnificent portals, all reflecting the neighborhood’s noble heritage. Front gardens lined with mature trees add a touch of picturesque elegance, reinforcing the area’s exclusive atmosphere.
The stunning facade of number 9 perfectly blends historic charm with modern living. The cream-colored plaster exudes timeless elegance, while the delicate mullioned windows and graceful arches emphasize the building's historical character. The spacious balconies, adorned with lush flower boxes, offer an urban retreat with a Mediterranean flair.
The entrance impresses with its refined grandeur. A vaulted coffered ceiling adds depth, while fine stucco and elegant floor patterns celebrate the craftsmanship of a bygone era. Expansive lattice windows open to the outdoors, allowing the play of light and shadow to shine through. Brass-colored accents and warm terracotta tones add stylish touches, creating an entrance that not only invites you in but also tells a story of timeless aesthetics.
LOCATION
Despite being just a minute’s walk from the vibrant Kurfürstendamm, the apartment is situated on a quiet side street, where city living meets peaceful tranquility. The legendary KaDeWe offers an exclusive shopping experience, while the charming Francucci’s is one of the top spots for authentic Italian cuisine. Design enthusiasts will appreciate the iconic furniture pieces by Vitra and USM Haller at smow Berlin.
Transportation connections are excellent: Halensee and Charlottenburg S-Bahn stations are a nine-minute walk away, and the Adenauerplatz U-Bahn station is just a few steps away.
