INTERIOR
With its classic Berlin-style cubature, this building seamlessly blends timeless architecture with a modern minimalist ethos. The reconstructed front building exudes simple modernism, while the 2nd-floor apartment retains its old-world charm with soaring 3.30-meter ceilings. Yet, its fresh, purist aesthetic delivers a contemporary edge, offering a perfect canvas for stylish living.
The intelligently redesigned floor plan embraces modern living. Off the entry hallway, an anthracite-toned guest WC sets a sleek tone. At the heart of the home lies an expansive, loft-like open space spanning almost 80 m². To the left, the inviting living area opens to an east-facing balcony, while the center is defined by a chic Studio 187 kitchen in anthracite, featuring a spacious island and top-tier Gaggenau appliances. Facing the serene courtyard, the dining room offers a balanced counterpart to the living space, ideal for entertaining.
The private quarters include a master bedroom with a charming balcony, a versatile 10 m² room, and another spacious bedroom, all overlooking the lush, tranquil inner courtyard. The standout daylight bathroom boasts a loft-inspired aesthetic with gray microcement, a freestanding bathtub, a separate shower, and elegant Steinberg fittings, combining luxury with modern functionality.
Wide oak plank flooring runs seamlessly through the apartment, enhancing its airy, cohesive design and evoking a sense of natural warmth. Complementing these interiors, oil-fired central heating ensures year-round comfort, and a storage room in the basement adds practicality to this stunning residence.
OTHER
The furnishings in the apartment are of high quality and well thought out.
Steinberg concealed fittings were installed in the bathroom, complemented by Riluxa mineral cast washbasins and toilets. Retro chrome towel radiators provide cozy warmth, while real concrete tiles from Samera radiate modernity. The lighting is provided by dimmable LED spotlights that allow flexible adjustment of the lighting mood.
The kitchen is another highlight: it was custom-made by carpentry manufacturer Studio 187 in Frankfurt. It is equipped with high-quality Gaggenau appliances. Here too, dimmable LED lighting creates a pleasant atmosphere.
In the living rooms and bedrooms, room doors with stainless steel lever handles from Buster + Punch create elegant accents. The floor is made of oak parquet from Hinterseer. As in the other rooms, dimmable LED lighting was also installed here.
The electrics are also of a high quality with switches and sockets from the Berker 1930 series in porcelain and blend stylishly into the overall concept.
EXTERIOR
The building facade features a simple, modern design with a white exterior and light blue accents on its balconies, which stretch across each level, adding a horizontal emphasis. The structure is symmetrical, with evenly spaced windows and balconies that provide a clean and orderly look. At the ground level, there are two entrances framed by greenery and low bushes, forking a nicer little front garden. The overall aesthetic is functional and understated, typical of urban residential architecture.
The entrance is elegant and combines classic and modern elements with a broad staircase covered in red herringbone-patterned carpet, flanked by polished wooden railings and pillars. The black-and-white geometric tiled floor at the base adds a timeless touch, while minimalist oval wall sconces provide soft lighting. A small elevator with is positioned at the top of the first staircase. The space feels symmetrical, structured, and welcoming.
LOCATION
Landhausstraße is located in the Wilmersdorf district of Berlin, known for its quiet, residential character and historical charm. The street itself features a mix of architectural styles, from early 20th-century urban villas to modern renovations. Notably, many buildings on the street have been carefully preserved and updated to meet contemporary living standards while retaining their historical essence. For greenery enjoy Nikolsburger Platz!
And for grocery shopping you have the nearby EDEKA Berliner Straße or BIO COMPANY Wilhelmsaue. For a small coffee in the morning there is Fechner Café or Maracay Coffee, a lovingly furnished little place with delicious warm banana cake. Freudberg Gemeinschaftsschule and the Nelson Mandela School are within walking distance.
In terms of public transport there are the underground stations Güntzelstr. and Berliner Str. as well as S-Bahn-station Bundesplatz. Thus, the main train station can be reach in approx. 15-20 minutes and BER airport within around 20 minutes.
