The dining area in the polygonal bay window features a custom-built bench and opens to the east-facing balcony. Morning light and views of greenery and water lend the space a quiet elegance. A marble-clad open fireplace connects the kitchen to the adjacent living room and reinforces the apartment's warm and cohesive atmosphere.

Two additional rooms also overlook the canal. One serves as a lounge, while the other houses a custom-built library finished in Farrow & Ball’s Off Black. Integrated LED lighting throughout the apartment was designed by DeltaLight. The system provides flicker-free light with SoftDim technology, which gradually adjusts both brightness and color temperature from 3000 to 1800 Kelvin, creating a particularly soft and pleasant ambiance.

All essential systems in the apartment are controlled via an integrated Homematic IP smart home system. Lighting, heating, power outlets, and the alarm system can all be managed via an app. In case of a Wi-Fi outage, the system remains fully operational thanks to independent ceiling-mounted cabling. Each room features wall-mounted thermostats, allowing for individual heating profiles. Motion detectors and door sensors are seamlessly integrated into the security concept.

The private living area is located at the quiet rear of the apartment. The main bedroom features a second open fireplace with hypocaust technology that delivers consistent, radiant heat. The en suite bathroom offers high-end comfort with large-format tiles, a freestanding Duravit bathtub, a Laufen shower toilet, Dornbracht fittings in brushed platinum, and electric underfloor heating. A second bedroom and another stylish bathroom, fitted with Dornbracht fixtures and handcrafted tiles from Berlin manufacturer Golem, complete the private wing.

The entire apartment has been extensively renovated, both technically and aesthetically. Updates include new electrical systems with oversized fuse boxes, LAN cabling in several rooms, restored windows with thermal glazing, and oiled floorboards. Stucco elements were renewed, ceilings were insulated and suspended, and all walls were finished in Farrow & Ball paint. Built-in cabinetry in the entrance provides generous storage, and the washer and dryer are discreetly integrated. All radiators and plumbing were replaced and enhanced with custom carpentry, including radiator covers and solid wood window sills.

With ceiling heights of up to 3.90 meters, a carefully composed blend of materials and function, and tranquil canal views, this apartment has a quiet, understated presence. EXTERIOR
Even from the street, the building on Carl-Herz-Ufer reveals the architectural quality of this property. The neoclassical Wilhelminian-era façade has been meticulously restored. Ornamented window surrounds, horizontal cornices, and restrained stucco details emphasize the building’s vertical rhythm and lend it an elegant, measured presence. Finished in a soft, natural tone, the façade stands out subtly from its neighbors while preserving its historical character. A frieze band with hand-painted floral motifs just below the roofline provides a refined visual accent at the top of the building.

A deep blue carpet runner offers an elegant contrast to the light walls, giving the space a warm, almost residential feel. Large windows with original profile frames bring ample daylight into the stairwell and establish a clear visual link to the outdoors.

Throughout, the building is presented in exceptionally well-maintained and visually coherent condition. It creates a calm, dignified setting for the apartment and sets a tone of quality and discretion from the moment of arrival.

LOCATION
The apartment is situated in one of Kreuzberg’s most sought-after locations, directly on Carl-Herz-Ufer with uninterrupted views of the Landwehr Canal. This section of the canal is among the quietest and greenest in the inner city, combining urban life with a sense of almost village-like calm.

The immediate surroundings are defined by carefully preserved historic buildings, small cafés, and a well-established neighborhood atmosphere.
