INTERIOR
This 2-room apartment is located on the ground floor of the front house. The property, recently finished as one of the last apartments in the “Kopenhagener 36” project, has a new modern look with bright rooms and extra high ceilings of 3.20 meters, which contribute to a pleasant indoor feeling.
Original wooden doors and frames, a completely new floor construction, covered with herringbone parquet (solid wood) and stucco details generate a precious contrast to the smoothed and whitened walls. Additional comfort is provided by the floor heating in the whole apartment, as well as electric shutters in front of all windows (smart home tech. adaptable). This combination creates a comfortable balance of old and modern, ideally suited as a single apartment, for young couples and everybody who prefers the charm of a renovated old building to new buildings.
The large living room with integrated kitchen area and floor-to-ceiling windows can be extended into the outdoor area by a large terrace.
A west-facing bedroom is separately located. A deep wooden window with triple glazing, a noise barrier to the neighboring apartment and a small front garden create an ideal atmosphere of light and comfort with a green view.
The modern bathroom is branching off the hallway. It has a a large, multiple-sashed window and leaves nothing to be desired. It includes a spacious, walk-in shower with a glass wall, towel heating, a storage area in the wall, inflated spots and a large mirror. There is also a separate niche for a washing machine and a dryer. In addition to a manual ventilation, an automatic ventilation is provided so windows can also remain closed.
The special shape of the hallway and an extra niche can be used as storeroom or wardrobe.
EXTERIOR
The house has been extensively renovated. The façade as well as the balconies are renovated, the apartment doors reworked, a completely new courtyard laid out and the cellar refurbished.
The apartment has a large terrace with a tree and a sight protection. It is accessible via the large living and dining area.
LOCATION
Prenzlauer Berg is a well-established district, which was established right after the fall of the Berlin Wall and is therefore the pioneer of all scene districts. Many different sweet cafés, pubs, clubs, restaurants, bars, galleries and even theaters enrich this district. The multicultural flair comes originally from French and American. Prenzlauer Berg includes the largest Wilhelminian-style area in Germany. Picturesque squares and streets are not uncommon here and create a particularly nice living atmosphere. The property is located directly on the Mauerpark with many shops such as a REWE and Aldi in walking distance. It is also located in the triangle between the stations Eberswalder Strasse, Gesundbrunnen and Schönhauser Allee. Thus, a perfect connection to the transport network is guaranteed. But its also a very pedestrians-friendly kiez and therefore ideally suited for both families who are looking for a home in this child-friendly district, as well as for those who prefer the charm of a renovated old building to new buildings.
