INTERIOR
This detached bungalow villa dates back to 1965 and has many preserved original details. Due to the hillside location and the associated split levels, the entire house offers an extraordinary living atmosphere on different levels combined with plenty of natural light. The condition of the building is almost authentic, e.g. glass blocks, terrazzo steps and plates, pure metal railings, natural wood fittings etc. are all still in their original state. Lovers of 60s architecture thus find what their hearts desire.
The living space of 165 sqm is distributed over several levels and opens up a wide range of possibilities for contemporary changes. Floor-to-ceiling windows in the living room as a seamless connection between outdoors and indoors, or the creation of an open connection between the living and dining areas are ideal.
A spacious kitchen with dining area and a guest toilet complete the first level.
On the upper floor there are three bedrooms facing east, west and north and the master bathroom incl. bathtub.
The garden level has space for a separate apartment or for separately used rooms such as an office, children or au-pair area. Here the gas central heating is situated as well.
The many cellar rooms offer as a fourth level additional storage space as well as space for a hobby room or wine cellar.
The orientation of the building on a hillside is towards east. Thus, the sun moves around the building all day long, and lets the light come in and brighten up the rooms. The straight and pure architecture and the largely original state make this property so desirable, since it opens up individual design spaces without having to take into account any changes already made - a house that makes you want to renovate and become creative. There is also a development reserve. More details can be requested from the building authority by us.
A spacious double garage with direct access to the terrace outside the living/dining area complete this offer.
EXTERIOR
The split level construction of the house can very often be found in houses built on a hillside. The rooms follow the gradient and are arranged in a staircase-shape. By this, a lot of light gets into the house and the property is ideally sued.
The individual levels are connected to each other via several steps. Everything is open but still separated.
The garden with a size of 750 square meters also wants to be kissed awake. Authentic elements for example concrete blocks or natural stone pathway plates await a contemporary integration into a new garden concept. Here, too, a variety of design options are given. The hillside location offers an unobstructed view of the Main plain almost as far as Frankfurt.
LOCATION
The building is located in a quiet residential street in the northwest of Wiesbaden, in the district Dotzheim with the famous castle Freudenberg, the golf club Rhein-Main, and the animal and plant park Fasanerie in the immediate vicinity. The daily shopping can be done in a Rewe supermarket to be reached in about 3 minutes by car or 15 minutes by foot. Even one or the other restaurant/café such as the Landhaus Diedert or the Café Gude are within walking distance.
As a spa town and state capital of Hesse, Wiesbaden is one of the most popular cities in the Rhine-Main area, especially when it comes to living and shopping.
The city center with its imposing stylish old buildings can be reached in just a few minutes by car and offers many leisure activities and outstanding shopping facilities, such as Wilhelmstraße with its luxury boutiques.
But also a weekly market at the Marktkirche offers a variety of groceries.
A visit to the legendary Casino and the State Theater are of course a must.
Kindergartens, daycares and all types of schools, colleges, etc. are also available thanks to the status as a state capital with a high quality of living. The proximity to Frankfurt makes Wiesbaden also highly interesting for commuters. Wiesbaden is optimally connected to the road network and the public transport network via motorways, the ICE or the Rhein-Main-Verkehrsverbund.
