INTERIOR

Living area
Openness and generosity determine the design of the living floor. The living area is laid out on two levels with two balconies. Natural elegance and bright, warm colors dominate here. In winter, the sofa landscape in the living area and the reading area in front of the designer fireplace offer plenty of relaxation. The modern kitchen with its cooking island and high-quality brand-name electrical appliances is oriented towards the open dining area, so there is no need to forego the convivial atmosphere when cooking. In summer, the dining and living area is extended by the adjoining 23 sqm sun terrace with a great view of the Taunus mountains and its breathtaking landscape. Whether barbecue with the family or sundowner with friends – the hours of sunshine can be enjoyed here extensively into the evening – an awning offers additional protection.
The imposing staircase leads to the upper floor where the day begins in the elegant sleeping area and the two dressing rooms. From the gallery, the events in the living area can be seen. From the master bedroom you can enjoy the balcony with floor-to-ceiling windows and enjoy the starry sky in the evening with a glass of rosé or the morning view of the lush green of the surrounding landscape. The architectural reference to the postmodernism of the 1990s is evident at first glance. The Villa Wingerten cites various historical architectural epochs, forming a fascinating collage of contrasting and harmonizing forms, colors and materials. Slopes, asymmetries as well as the mix of concrete, whitewashed facades and minimalist wall paneling create a highly modern, abstract look.
Impressive staircases, columns and cornices are in lively dialogue with each other. The generous driveway is made possible by the nearly 580 sqm of land. A highlight is the large, round window in the attic, which gives the impression of a modern observation tower. The two-storey glazed front of the building with its mirrored windows guarantees a maximum of privacy and the 23 sqm sun terrace is also out of sight of neighbors and passers-by.
LOCATION
The Villa Wingerten is situated in an attractive hillside location, built on one side on the outskirts of Hahnstätten near Limburg. The idyllic Aar valley and the surrounding, picturesque Taunus landscape with its gentle hills and deep green forests offers breathtaking destinations for excursions. The Hohlenfelsbachtal is located in the immediate vicinity and invites you to experience and enjoy nature with all your senses.
The elementary school Hahnstätten is within walking distance for the little ones. In addition to numerous nearby shopping facilities (Rewe, Rossmann etc.), various restaurants and ice cream parlors are located within a 15-minute walk. On weekends, nothing stands in the way of a trip to the medieval Limburg, which is about 15 minutes away, Hesse's traditional state capital Wiesbaden or the urban metropolis Frankfurt am Main thanks to excellent transport connections. Thanks to the villa's strategically favorable location, the desire to combine a life close to nature with proximity to the city can be fulfilled without restriction.
