The existing property already offers sufficient living space for a family on two floors. Our project planning provides for an extension of the building by a third staggered storey, whereby the living space can be designed even more generously. All building permits have already been obtained from our architect (Rainer Görg Architekten). The current U-shaped ground plan of the existing property will be closed according to plan to create additional living space. The plan is for an avant-garde architecture with few walls, which will create a spacious living landscape inside the house. Significant are the floor-to-ceiling window fronts with a view of the ingrown garden and the ridge of the Taunus mountains. The natural light makes the rooms appear even larger and the deep windows create a symbiosis with the surrounding green landscape. The largest room and centre of the family life is the living room with open kitchen, dining area and cosy lounge with fireplace. Here and in the adjoining second living room there are many seating possibilities for reading, listening to music and relaxing. When the weather is fine, the floor-to-ceiling sliding doors to the terrace can be opened for a summer barbecue or a sundowner with friends and thus serve as an extended living space. A second, shadier terrace, which faces north from the kitchen, is also planned. On the upper floor there are also two guest rooms and a guest WC. On the first floor there are seating corners and shelf niches where the natural, warm material wood meets cool, contemporary concrete and glass. The master bedroom forms a unit with a large ensuite bathroom. This becomes a private spa area with a walk-in shower, free-standing designer bathtub and plenty of light. Via the hallway you enter the spacious dressing room. A surrounding balcony offers further relaxation and fantastic views. On the garden floor there are two children's rooms with bathrooms as well as a fitness and sauna area. A laundry room and storage room can be converted into further playrooms or a wine cellar.
The spacious sunny plot is south-facing and is surrounded by an old tree population. The location in the quiet yet central villa area of Königstein is one of the most popular and exclusive in the region. The sun terrace directly adjoins the garden and opens up the magnificent panorama of the region with views of the Taunus ridge.
Light, air, sun - the architecture of the villa has been reduced to the essentials in order to achieve maximum open spaces. The sharp-edged building with its geometric facade and elegant monopitch roof construction is reminiscent of the Bauhaus through its clear aesthetics and is also an optical highlight from the garden. From the street, the property can hardly be seen, so that privacy remains undisturbed.
A direct access road with double garage promises short distances from the shopping directly into the house. The detached villa can also be entered from the street or through a side entrance via the terrace.
The villa is centrally located in Königstein im Taunus, which is widely known as a health resort due to its excellent location. The wooded mountains, nature reserves and attractions such as the listed spa resort make the area a popular recreation destination and one of the most sought-after residential areas near Frankfurt.
Within a radius of 10 minutes on foot, the location of the house offers a uniquely varied range of activities. The old town with its charming shopping facilities is only a few minutes away. The nature reserve, the Reichenbach valley in Falkenstein and the wooded slopes around the castle ruins of Königstein invite you to impressive walks and hikes at the weekend. The nearby Opel Zoo is a highlight for the little ones. The nearby boutique hotel Villa Rothschild welcomes guests on its terrace with a view of Frankfurt's skyline.
Cultivated hospitality and a creative, varied cuisine are available at the Villa Borgnis in the Königstein Kurpark. Finest Italian cuisine with homemade pasta is offered by the Restaurant Lucullus, which is only five minutes away, and Ristorante Fiorentino. A Rewe and Alnatura market are just a stone's throw away - as is the picturesque weekly market on Kapuzinerplatz in the city centre with a great culinary offer. From there the pedestrian zone, the Königstein spa and the spa gardens are just a few steps away - the perfect start to the weekend.
For children, good schools like the primary school Königstein, the St. Angela school, the Bischof-Neumann Gymnasium or Taunusgymnasium are within walking distance. Kindergartens like the Kids Camp are also in the immediate vicinity. Despite its idyllic location, Königstein is excellently connected and can be reached easily by train and car. Thus, the cultural offer of the Rhine-Main area with pulsating metropolises such as Frankfurt am Main can also be taken advantage of. The Frankfurt International Airport is also only 25 minutes away.
The light-flooded domicile Villa Herrnwald is a real highlight in terms of location and architecture and offers everything that is needed for a fulfilling family life close to nature.
