INTERIOR
The town house is situated in a prime location and offers a generous living space for a family of four on three floors with a light-flooded winter garden and a cellar that can be expanded. On the ground floor there is a spacious kitchen and two rooms that can be used as a living and dining area. From all the rooms the winter garden can be entered with a view of the garden. There is also a guest WC on the ground floor.
Via the authentic wooden staircase with daylight you reach the first floor. There you will find the master bedroom and the master bathroom with direct access to the balcony. A spacious dressing room or potential office is connected to the bedroom. On the second floor there are three spacious children's rooms and a small bathroom.
The Zollinger roof offers a much better use of space than ordinary attics due to the absence of beams inside. The full potential of this self-supporting roof construction can be unfolded by a professional renovation. A dormer with two large windows already enlarges the interior space and provides plenty of light.
The cellar offers potential for the development of a granny annaxe. There is a laundry room and another room that could be used as an office or bedroom after completion. Alternatively, the basement also offers the possibility to furnish a SPA, fitness, sauna or even a separate guest area.
EXTERIOR
Built in 1928, the stylish Zollinger roof makes the town house a jewel. The garden property with driveway is situated in a quiet one-way street. Even almost 100 years after its invention, the arched roof shape still stands out from the monotony of conventional roofs. The small front garden creates a visual link to the surrounding green oases. The facade, which is in need of renovation, offers many design possibilities with its original historical details.
The one-sided extension creates a favourable space utilisation of the property. The garden can be reached from the inside of the house via the winter garden as well as directly via a side path. Facing east, the garden and balcony benefit from the morning sun. Here you can relax at any time of the day and even children will find plenty of room to play. From the large balcony on the first floor you have a view into the greenery of the beautifully laid out gardens of the neighbourhood and the historical, picturesque roofs of the poet's quarter.
The house was built in 1928 and has many original details of this building period. The property offers a lot of potential for expansion with a flexible living space design.
LOCATION
The building is located in a top location in Frankfurt - the "Dichterviertel". The Dichterviertel is known for its art nouveau villas and is situated in a quiet, very green, but nevertheless urban environment. The quarter was founded around the turn of the century and is one of the best inner-city addresses in Frankfurt, next to the Westend and Diplomats' Quarter.
The restaurant "La Maison" offers a piece of Parisian brasserie within 10 minutes walking distance. A chic new Rewe market is located in Hügelstraße, and the well-stocked wine shop Strüder is also just a few minutes away. For the little ones, many good schools such as the Anne Frank School are within walking distance. A small park is just around the corner and offers additional recreational potential for young and old or even the beloved four-legged friend.
In addition, a special architectural eye-catcher by the well-known New York architectural office "1100 Architect" was recently built in the neighbourhood.
The nearest subway station „Frankfurt (Main) Dornbusch“ is only two minutes away on foot. Within a few minutes by car you are on the A66 and A661. Frankfurt International Airport can be reached in about 30 minutes.
The location thus offers the ideal symbiosis of a quiet idyll of the Taunus with the cultural life of the Main metropolis.
