INTERIOR
The generous elevator leads to the fifth floor and thus directly to the apartment. Upon entering, the practical corridor with storage space leads directly into the semi-open work area with built-in components, a large balcony and floor-to-ceiling windows. From the balcony you can enter the utility room, which has enough space for a washing machine and a dryer. The work area is separated from the bedroom by a custom-made, smart dividing wall including a sliding door as well as a contrasting wall. The bedroom is thanks to its charming bay window front very bright yet still intimate. The built-in wardrobe offers plenty of space for his/her clothes.
From the hallway you enter the daylight bathroom which comes in a modern, bright design. It has a bathtub, walk-in shower with rain shower and a vanity in real wood. The ceramics are from Duravit and Alape, all fittings from Steinberg.
The industrial-looking steel staircase leads to the light-flooded attic. The living and dining area with open kitchen is open towards two sides and surrounded by a south-facing terrace and a balcony overlooking the rooftops of Berlin. There are electric shutters (smart home adaptable) in front of the south-facing windows. Additional light and spaciousness is provided by the skylight in the middle of the room, which opens electrically. The white, open fireplace (ethanol) makes the apartment comfortable even during the cold season.
The chic fitted kitchen from the in-label Reform in a modern shape of gray is a great eye-catcher and is accentuated by the contrasting walls. It is fully equipped with fridge / freezer, induction box, hot-air oven and dishwasher.
All floors are finished in a dark, smoked oak parquet floor and have underfloor heating. As an extra there are design lamps with variable spots.
Further storage space is provided by a separate cellar room.
EXTERIOR
The corner house between Wegener and Sächsische Strasse was built in 1985. In 2015, the facade and staircase were renovated and painted. Currently, the property management company is building its new annex in the ground floor area of the building. The attic maisonette was built in 2017-2018.
An underground parking space can be purchased optionally for 25.000 EUR (HOA-fee of 39,00 euros per month).
LOCATION
The apartment is located in a quiet side street in the immediate vicinity of the Fehrbelliner Platz, where you can not only find the city-known flea market, but also the famous Parkcafé. Behind it lies the Preußenpark with the weekly culinary highlight “Thai Park”. In a few steps you can reach the atmospheric restaurant and café Garçon. There are several schools within walking distance, inclu-ding the much sought after international Nelson-Mandela School. The Ku’Damm can be reached in 20 minutes by foot, the Volkspark Wilmersdorf with Fennsee in 10 minutes. The motorway access to the city motorway Detmolder Strasse is only five minutes away.
