When the building from 1889 was redesigned, attention was also paid to a beautiful, holistic design concept inside. All apartments are first and foremost convincing through their functionality, both on a small and large scale. In addition to intimacy, attention was also paid to the respective connection between outside and inside. Living together and individually is possible here.
The interior on the 1st floor is mainly based on the color white. White, smooth plastered walls, white leached natural wood floorboards, white doors, white windows, white banisters, white tiles, to name only the most important elements. This created extremely bright rooms into which an enormous amount of light penetrates through numerous windows on all sides. The raw, natural clinker brick wall sets a striking accent, creating an extremely exciting contrast to the smooth appearance of the white walls. Raw and elegant meet. Black tiles, arranged linearly, a black wall piece above the kitchen unit or the greige, perfectly matched built-in cupboard also set interesting accents in the otherwise white ambience.
From the balcony you have a wonderful view of the water. Either just to look at or for swimming in summer and for ice skating in winter.
After a complete renovation, the mezzanine floor is waiting for a possible rental with a modern bathroom in white, white filled walls, laminate floors or can be easily connected to the apartment on the 1st floor through a connecting door.
Another highlight is the expanded shed house, which has been converted into a small holiday apartment with its own terrace including a view of the water. There is a built-in Ikea kitchen with an induction hob, dishwasher, oven and built-in refrigerator. The floors are partly tiled and partly carpeted, the bathroom has fittings from Hans Grohe and there is also its own gas central heating (supply line from the gas via the main house).
The garden apartment in the souterrain has its own small terrace with natural stone wall and Bangkirai bench and is equipped with built-in carpenter's furniture, underfloor heating and smart home system from Busch Jäger as well as a kitchen with Blanco fittings and sink, ceramic hob and built-in refrigerator from Siemens. There are fittings and ceramics from Villeroy and Boch in the bathroom.
The other souterrain apartment has a modern fitted kitchen from Ikea, laminate flooring and is currently rented until December 2021 (EUR 320.00 net rent excluding heating).
The deliberate use of fewer shades of color, distinguished, coordinated with one another, cautiously used contrasts in the materials and surfaces, result in this holistic appearance that is so convincingly successful. Here you can experience living ambience with a lot of taste, which is so clearly inspired by Scandinavian living ideas.
A gem has been created here that is hard to find elsewhere. A system that was planned and implemented with care; and all of this is perfectly crafted and state-of-the-art. Feeling good is guaranteed here.
The following is also included: Server cabinet, 19-inch rack, preparation for the installation of a wall box, Free-Busch Jäger access points for WiFi throughout the house and garden, Busch Jäger intercom, outdoor lighting via motion detectors and house walls, satellite system, cable connections.
The Villa Grimnitz is located in the Berlin district of Schmöckwitz between Dahme and Zeuthener See. One of the highlights is of course your own access to the water.
The main building and the coach house date from 1889. Both buildings were completely renovated from 2013-2015. Outside and inside, it meets the standards of a new building. Electrical, heating, plumbing, roofing, windows, exterior plaster and interior fittings, etc. were completely renewed. The outdoor areas with front yard and garden, terraces and balconies are also included here, as well as stairs inside and outside and the stairwell.
During the redesign, 4 apartments and a shed (completely vacant) were created, each with a separate entrance. The apartment sizes vary between around 33 m², 46 m², 78 m², 127 m² and 128 m². All apartments have a terrace or balcony and access to the garden with water access and a small, separate playground.
During the renovation, great importance was attached to the design in order to preserve the historicist design language and to let it shine in new splendor. This includes the shapes and proportions of the building with the risalit-like projection of the gable, on the front and back of the building. The symmetry, consisting of a gable and two windows each on the right and left, and the saddle roof characterize the overall appearance. The classic country house style could be preserved through the preservation.
Stucco elements on the windows and at the entrance and the typical, visible wooden structure on the gable, which was added to the rear as a modern interpretation, was given a darker shade of gray that contrasts with the rest of the white of the plastered surfaces so that the relief structure is clearly recognizable. This varied facade with the wrought iron fence, the driveway paved with natural stone, the newly planted, large spherical maple trees in the front garden make this building so charming and lovable, almost love at first sight. Everything has been thought of here. Nothing was neglected in the planning and creative implementation.
The result is a perfect home with something special, private access to the water. Bathing, swimming, paddling, staking without long walks directly from the private "beach". "Beautiful living" with lots of leisure time fun.

In the morning you can start your day with a sporty jump into the cold water on your own property. Those who prefer to go out for breakfast will find the best espresso in the area in Café Josef. If you want to do a home office afterwards, you are guaranteed to find a secluded spot in the house or somewhere on the property.
