INTERIOR
Zanderroth Architects are known for their outstanding architecture and have already received several awards. One of the qualities of their work is the thoroughly thought-out floor plan, which has been adapted to the needs of the home and has also been achieved here. Columns, outer walls and some walls inside (staircase, elevator) form the supporting structure, in which the rooms, consisting of 3 bedrooms, 2 bathrooms, living room connected with an open kitchen and Dining area, separate cloakroom plus storage room or utility room exist.

Floor-to-ceiling, almost frameless, large-area window elements facing all rooms ensure sunshine and beautiful daylight (facing south-west or north-east) throughout the day. The predominantly fixed glazing with soundproof windows also ensures a calm surrounding and the opportunity to rest and relax.

The elevator through which the apartment is accessed is located in the center of the apartment. The open plan living space was arranged around the elevator by incorporating 2 corridors that connect the living room to the kitchen and dining area with access to the balcony. From this central axis, the 3 bedrooms, the guest toilet including shower, the separate cloakroom with adjoining storage room go off to both sides. The symmetric composition of the floorplan makes for a pleasant logical sense. As a result, all rooms are convincing due to the equivalence in the basic appreciation in size, window design with appropriate lighting and the allocation to the bathrooms.

A second access via the private balcony ensures the symmetry, in which the long walls are not interrupted by an entrance door. The design concept impresses with its simplicity. As a special feature, exposed concrete appears around the columns and half-columns within the space.

Stainless steel and aluminum on the elevator door and window frame set shiny accents. Smoothly plastered walls in gray and white tones harmonize perfectly in terms of surface and color. The surfaces vary from matt, rough to high gloss. Industrial oak parquet adds a warm feel to the overall surrounding.

This also applies to the bathrooms with its large, dark gray Brazilian slate tiles, white sanitary facilities and the stainless steel fittings. The rain shower is just as much a part of this as the bathtub.

Recessed curtain rails, custom-fit built-in cupboards, a thoughtfully planned Bulthaup b1 kitchen in matt alpine white with a free-standing island are further special features of the interior design, adding to an overall coherent appearance.

Everything together creates a modern, elegant, almost factual, museum-like ambience that is so convincing due to its consistency and stringency. Successful contemporary architecture like such is rare and creates the perfect setting for individual furnishings in different styles.

In terms of technology, of course, everything is state-of-the-art. The building is heated and cooled by geothermal probes and ventilated in a completely controlled manner. Small windows also allow individual ventilation. Simply a well thought-out, people-centered concept.

Video intercom, video surveillance in the house, underfloor heating, electric sun visors, elevator from the underground car park directly to the apartment are some of the other technical refinements of this building - maximum living comfort guaranteed.

EXTERIOR
The new building br12, which was planned and realized by the architects Zanderroth in the period 2007-2012, has 5 floors, in which only 4 residential units and 2 commercial units are housed. At the rear is a green inner courtyard, which was professionally designed by a landscape architect to match the architecture with diagonal paths and flower beds. Behind it is a townhouse which also belongs to the community. Architecture and garden design were also considered and implemented here as a holistic concept.

The most striking thing about this building, however, is the “folded” aluminium facade, a modern interpretation of the bay motif. Thus the facade relates to the surrounding buildings. The building also fits into the historicist development in terms of the total height, eaves height, the inclusion of the ridge courses and the roof pitch by means of a balcony recess.

A solitaire of outstanding contemporary architecture, striking but without pushing forward, considerate and yet self-confident. An architectural language as you want it.

This contemporary statement can also be found inside. Coiled concrete steps, metal railings with mesh wiring, both industrially manufactured products, presented here with restraint. Details that have been appropriately selected and put together in terms of material, color and surface.

A concept that was very successful in industrial architecture from the turn of the century to the 20th century, ties in and uses it in today's residential construction. Honesty is the motto here. Simply convincing, simply perfect!

LOCATION
Unique location at the green Weinbergspark, in the middle of the city. You can do everything within walking distance: whether it's to the oyster bar VOLK across the street, a visit to Museum Island on Sundays or to go shopping at Baerck in Mulackstrasse. The 10119 is the postcode in Berlin anyway, because the Spandau suburb with the Scheunenviertel can be summarized in: guests, history, comfort and money. There are numerous historical buildings and sights to discover. The famous Hackesche Höfe - incidentally the largest contiguous courtyard area in Germany - is only a stone's throw away. At the end of the 19th century, many Jews came to Berlin and settled in the immediate vicinity of the New Synagogue in the Scheunenviertel and brought with them their diverse Jewish culture. History, multiculturalism, cuisine and more - that's what 10119 is all about.

And if you want to get out, you can be at the main train station in just 8 minutes and at BER in around 45 minutes. The highway can be reached in around 20 minutes and from there you can easily reach the rest of Berlin and of course Germany.
