INTERIOR
When you enter this unique space you will be impressed by its high ceilings, concrete polished floor with floor heating and beautifully stucco-style rendered walls. All elements were carefully designed to be built-in wall to wall. Doors and closet doors are frameless floor to ceiling and are rendered in the same stucco finish as the walls. The geometry is then very potent and the dusty surfaces softens it.
In the living part the old small windows were replaced by four huge 3 meter high oak windows (designed by the architects), which were made in Denmark. They brighten up the home and open it to the small private garden in the courtyard. The central piece of the common spaces is the kitchen. It orchestrates all the main activities of the home. A 3,60 meter long concrete island was casted directly on site with a gorgeous terrazzo-like texture. The tap in brass was custom-made by Vola. A 3 meter long wood dining table (mammoth table) comes by its side, beating at its rhythm. Between this big kitchen-dining-meeting area and the living room there is a change of height that gives the living room its own place in an otherwise open plan. The set back for it is a wall of closets - edge to edge. They lead to the more private part of the apartment, the bedroom and bathroom.
The bathroom is a clean concrete cube, where the elements are hidden and the visible surfaces rendered in microcement. The floor comes down - wall to wall - to form a built-in bathtub. A fake skylight on top adds up to the dramatic effect. In the bedroom, an all covering curtain simplifies the room visually to keep the atmosphere peaceful and quiet, making one all ready for bedtime.
The part towards the street can either be used as a commercial space (studio or office) or can be an extension of the living area. There are two open big rooms that are connected by a glass wall. The kitchen and bathroom are located in a higher back space behind a full height panelled wall of wooden doors.
The charming old windows to the street is the only element that has been kept and restored. A new oak and glass door brightens up the room and keeps the wonderers curious. The windows can all be covered by electronic shutters which can be controlled by a remote. Another highlight is the switch series especially imported from Denmark, because of its minimalistic look and size. Furthermore, the floor heating can be controlled via an app from anywhere in the world.
OTHER
The property consists of an apartment (towards the garden) and a commercial part (towards the street). Currently both parts are separated from each other. It therefore offers the ideal investment opportunity, since both can be rented out differently or can also be used completely by yourself - according to personal needs. Additional storage space is offered by 2 private basement rooms as well as a shared bicycle room.
EXTERIOR
The little garden with its wooden deck outside is the ideal place to let the kids run free or to have a nice summer barbecue with friends. It can easily be reached through the living area. The apartment is located in the middle of Kreuzberg, Berlin’s fascinatingly diverse district, just a stone's throw away from Paul-Linke-Ufer. Along the Landwehrkanal you can not only watch the wonderful sun-set, but you can also find some of the most exciting restaurants, café and shops Berlin has to offer: Restaurant Horváth, Café Spindler, The Bread Station or Nome Gallery.
If you want to get out of Kreuzberg, you can easily take the tube from Görlitzer Bahnhof (a 10 minute walk) or just hop onto the M29 bus from Glogauer Strasse (1 minute by foot).
