INTERIOR
This fantastic apartment located on the 4th floor of an old building from 1912 has all the insignia of the former, high-class luxury apartments. A long, wide corridor opens up this apartment. A second door divides this area into a public and a private part. This structure results from the second stairway to the apartment, formerly the servants' and suppliers' entrance, which can still be used today.
Further down the corridor are six rooms of different sizes, so they are flexible and offer enough space for different occupants constellations - couples, families, shared apartments etc. A guest toilet, a separate kitchen with pantry, a bathroom with tub and a spacious west-facing balcony with wooden floorboards and a wide view complete the indoor and outdoor space.
Even with the interior, the apartment trumps with a lot of history. Huge lattice windows partly one, two or three per room, room heights of 3.60 m, original wooden doors, single-leaf, double-leaf or as a sliding door with original lead glass inlays can be listed here. On the walls there are wooden panels, partly up to parapet height, partly wall-high. Stucco ornaments on the ceilings are of course also present. Natural, oiled original wooden floorboards in the private area as well as herringbone oak parquet flooring in the prestigious rooms and original radiators with decorative elements allow us to experience the historic splendor of earlier times. Also in the kitchen, emphasis was placed on the original materials - Delft tiles with North-Baltic motifs on the walls and cement tiles on the floor.
Tasty artistically executed details need hardly to be pointed out. This apartment is a real rarity that you will barely find. A dream for lovers of sophisticated apartments with a historic flair and a slight tendency to a bourgeois lifestyle.
EXTERIOR
At first glance, the façade, which has a classical look, looks rather unpretentious. Striking is the multi-storey oriel, the rhythmically arranged, high-format windows and the wide frieze at the transition to the hipped roof. After this almost modest first impression one experiences an eye-opening experience when entering the house. Here we are greeted by an entrée with dark wooden panels adorned with lovely details such as polished mirror glass, capitals and friezes. The highlight, however, is the historic elevator. Iron mounts, a mixture of Art Nouveau and industrial forms, reflect the open-mindedness of new techniques in historicizing garb - a sensation in its state of preservation, an experience every day anew!
LOCATION
Stülpnagelstrasse is located in the westernmost district of Charlottenburg, the neighbourhood "Witzleben". Here old Charlottenburg bourgeoisie connects with creative artists and relaxed (new) Berliners. The culinary variety is no less exciting at lunchtime than in the evenings: modern Italian cuisine at Bruderherz, original Vietnamese cuisine at Kim's Ha or Luxembourgish delicacies at De Maufel. There are many small interior shops like Lilo Berlin or Berlinerzimmer. Oh yes, and in the Suarezstraße you will find the Creme de la Creme Berlin antique shops; Thirty exciting dealers have joined forces here, so the street is popularly referred to as the "antique street".
Water and green are also in the immediate vicinity, because Lietzensee is only a 6 minute walk away. Here, one can relax wonderfully during the warmer months and the boathouse Stella beckons the neighborhood residents with its sun terrace. Or one can picnic or read book in the meadow. For children there is of course a varied playground in the park with movement guarantee.
From Stülpnagelstrasse one is directly on the city highway and can ideally reach Berlin and its surroundings. The underground station Kaiserdamm is almost on the doorstep and the S-Bahn station Messe Nord / ICC is just a 5-minute walk away and thus central station and Tegel airport are each about 25 minutes away.
OTHER
According to the declaration of division, it is also possible to add an additional balcony towards the yard at the kitchen. Also, the apartment has a very spacious basement with a size of about 20 square meters.
The complete renovation of the heating system and the renewal of the electrical system of the building, the revision of the apartment windows, the installation of intercom systems with video and new cabling for faster internet have already been decided, commissioned and financed. The construction work should be completed by the handover of the keys.
The building was only divided into residential properties a few years ago, so one will find a young owners' community here who know and appreciate each other personally.
In the immediate vicinity, parking spaces are always offered for rent.
