INTERIO
This old building apartment has 123 m² of living space and depending on the floor plan 3 to 5 rooms. For example, the parade corner room (living and dining area) could easily be divided into two rooms.
The orientation to the west and north as well as the location on the 3rd floor in the front building ensure daytime brightness around the clock. Also, the width of the road towards Kaiser-Friedrich-Strasse with its avenue trees offers distance to the neighbors and prevents shading from the opposite side of the street; thus unrestricted light, air, sun and peace are guaranteed.
One can enjoy the typical features of historical old buildings, which also characterize this apartment: ceiling heights of 3.20 meters, 2 resp. 3 almost ceiling-high windows per room, large doors with ornamented door frames and door leaves with cassette inserts, solid wood floorboards (oak), historical stucco perfectly refurbished or supplemented by newer stucco elements, colored solid wood slats, etc. The possibility of a subsequent fireplace installation is another highlight, as this is only rarely doable in most old-style apartments nowadays. Thus, here one will find all that makes the charm of old buildings.
All was renovated, i.e. the walls, the floors, the ceilings, the stucco, the doors, etc., while paying attention to restrained elegance. The walls were given a delicate shade of gray, doors, stucco and some of the ceilings were colored white. The warm oak wood tone completes the overall design concept. This almost classical distinction ensures well-being. Taste as a guarantee that you feel at home in your own home.
The technology is of course up to date. Kitchen, bathroom and heating were completely renovated. The master bathroom overlooking the courtyard has an underfloor heating, large porcelain stoneware tiles in a greige tone, a walk-in shower with rainshower, a high towel radiator and two practical sinks next to each other. The separate guest toilet also received greige-colored porcelain stoneware, a chic hanging toilet by Villeroy & Boch and further elements from Grohe. In these rooms, the colors white and greige dominate, complemented by the gray from the other rooms. As a result, the holistic design approach is retained or playfully varied.
The kitchen is kept in a timeless white through its bright fronts and worktop, completed by white AEG appliances (induction hob, extractor hood, stove and dishwasher), with a freestanding fridge in stainless steel as the cherry on the cake. Adjoining is the practical utility room with gas heating (about 3 years old), where also washing machine and dryer are located.
Two other highlights are the balconies, from which you can watch the happenings on the streets and the street corner. It is the epitome of a big city life but at a sufficient distance to keep the calm and privacy.
A parking space about 150 meters away (71.00 euros per month) and an elevator make it easy to overcome the way from the apartment to the street and public life, so perfect for families, seniors and others who love comfort.
The overall appearance is just beautiful. Here it is light and quiet. Here one can relax. Here one can work, cook, sleep and unwind without any compromises in quality. Urban and private living, just as everybody is wishing for these days.
EXTERIOR
The entire building was recently completely renovated (2016/2017). This can not only been recognized on the facade with the broken red color, the eggshell-colored plaster frames and other stucco elements. The basement floor in grey with its color matching, imposing, historic entrance door, also underlines the recent renewal. In the course of this renovation also the courtyard with bicycle storage, garbage bin space, elevator, etc. were redesigned. The small owner community (11 units) cares very accurately about the common property. Even newly founded advisory board is very active here and takes care about the maintenance of the property.
Also in the entrance area, value was placed on the preservation of old, and new elements were modestly and considerately added. Striking here are the entrance elements to the respective apartments. These are ceiling high, bright white, boarded with wood, and almost convey the feeling of grandeur.
LOCATION
The beautiful, tree-lined Haubachstrasse is located in the middle of the Gierkekiez, along the old town street of Charlottenburg. Buildings from various eras, some were built at the beginning of the 17th century and surved both World Wars, are typical for the neighborhood. Within walking distance are the world-famous Charlottenburg Palace with its romantic park and exciting Berggruen Museum, Rogacki with the finest delicacies, the Café-Theater Schalotte with choral music and stand-up comedy and the delicious breakfast café Con Amore.
Of course, back and forth is easily done by a Car2go, but also thanks to the subway station Richard-Wagner-Platz or the bus stop Haubachstrasse (right outside the front door) one has all opportunities of public transportation. The Ku'Damm can thus be reached within 5 minutes and Tegel airport in 12 (!) minutes. The city highway is only a 2 minutes' drive away and from here one can easily reach all of Berlin.
