INTERIOR
The imposing city palais from 1904 has been extensively renovated over the past two years and now shines in a modern and pristine glance. This city villa with rare character convinces not only with high-end furnishings and a large south-facing garden, but also with its 5 prestigious living floors including a loft in the attic, a wellness area and a spacious garage for the old-timer. Large wooden windows and old building ornaments on the façade give an idea of the unmistakable living atmosphere that can be found inside this residential rarity.
The impressive entrance hall with custom-made built-in wardrobe and stylish guest toilet has been carefully designed with new terrazzo flooring and colour-contrasting frieze as well as mosaic stone row. From there broad, white lacquered French doors lead into the spacious living and dining area with antique tiled stove, conservatory and library, which presents itself as the heart of the urban villa. The open floor plan allows for fluid transitions between the spacious living room, the custom-made floor-to-ceiling library and the dining room with an original ceramic tiled stove. The open-plan winter garden leads to the elegant, semi-open kitchen area with a built-in seating area in fine taupe velvet. This area is flooded with light through the large windows of the winter garden and also offers enough space for creative self expression. The mixture of oak parquet flooring laid in fishbone and purist white semi-high wood panelling on all the walls of the property creates a particularly homely atmosphere that continues throughout the entire house. Via the winter garden and open kitchen area, a noble staircase leads directly onto the south-facing terrace and into the lavish French-style garden. The delicate wall colours in greige and off-white in combination with the semi-high coffered wood panelling run through the entire house and create a harmonious interplay between shapes, colours and materials. The high-quality fittings continue with designer mixers by AXOR in the special "brushed bronze" finish and towel warmers in bronze in matching colours. The master bathroom stands out from the other EnSuite bathrooms in that it features an oversized rain shower, a freestanding bathtub and access to the balcony for additional comfort. Connected to the second master bathroom in the south wing of the house is a covered terrace of approx. 20 sqm, which can be screened off by sunshades and screens on the sides for undisturbed spa moments. From here you have a view over the idyllic, enclosed garden and the surrounding nature.
The second upper floor has two further spacious bedroom suites, identical in layout, each with an en-suite bathroom, which are perfect for children and/or guests. The newly created monolithic, artistically designed steel staircase with closed balustrade in white light metal creates a connection to the extended, more modern attic.
This highlight with loft character, whose floor plan was completely redesigned as part of the extensive renovation work, offers space for particularly autonomous use - sleeping suite for guests, adult children or aupair, work/media lounge, fitness/yoga loft or music room. The possibilities here are endless. A modern designer bathroom in poured concrete, a generous dressing room and the possibility of another kitchen create further usage options. The combination of the existing historic brick walls, the newly coloured white roof beams and the impressive ceiling heights of 4.70 m emphasise the unique feeling of space. All wall and floor coverings have been redesigned using poured concrete with a micro-cement coating and AXOR designer fittings are also found to match the other bathrooms. Directly accessible from the basement is also the garage, which offers space for at least one car and sufficient storage space in addition to other storage and utility rooms. An additional parking space is located directly in front of the garage entrance.
Other amenities include new underfloor heating and convectors with heating and cooling functions in all living areas. In addition, the highest level of security is provided with security glass and fittings both in the basement and on the ground floor. A device and wiring for an alarm system with video surveillance was also newly integrated in the course of the renovation.

EXTERIOR
The imposing town palais was built in 1904 as a multi-family house by the architect Carl Anton Wehner. The unmistakable facade is characterised by its half-timbered gables and dormers as well as the many large wooden windows.
The cultural monument with a total of 511 sqm of living and usable space and its own lavishly landscaped garden was extensively renovated until 2022, taking into account and preserving the original details. The villa-like building captivates with its extraordinary luxury paired with an elegant entrance as well as the high ceilings and classic style old building elements such as elaborate stucco work and ornaments. The numerous old building elements combined with a high-quality choice of materials and the latest technical equipment create a unique living experience in a class of its own.
In the French-style garden, rarities such as maple-leaved plane tree and American amber have been planted in addition to the old tree population.
