INTERIOR
The property comprises two currently separate, architecturally identical houses with a total living area of approx. 392 m², spread over three floors and offering a generous layout of eight rooms plus kitchen and multiple bathrooms. The existing structure allows both units to be easily combined and used as one cohesive living ensemble.
Upon entering, the pleasant indoor climate is immediately noticeable. Untreated spruce creates a sense of brightness and calm. The eye is naturally drawn through the spacious living area into the private garden, across the Hohenlohe plains, over adjacent fields and forests, and into the distance toward the Mainhardt Forest - an impressive moment.
The cloakroom area in the vestibule and the guest bathroom with shower divide the entrance area in a classic and practical way. At the center of this level unfolds a generous living space that flows seamlessly into the kitchen and dining area, complemented by additional rooms and a library. Rammed earth wall elements provide a subtle separation - not only a visual highlight, but also beneficial for the indoor climate throughout the year: they store coolness in summer and release it into the room, while in winter they radiate a pleasant warmth. The rammed earth flooring and cement-free terrazzo impress with their exceptional harmony.
From the kitchen, a convenient path leads along the side of the garden to the garage, allowing groceries to be stored in the pantry with ease. A highlight of this level is the veranda and the garden – even the far-reaching views of the surrounding greenery are a delight to the eye.
The elegantly crafted wooden staircase with its smooth handrail leads to the upper floor. Spruce floorboards, wooden doors, and wooden windows give the rooms on this level their distinctive character.
This floor expands the spatial offering in line with the structure of the house and includes six rooms, four of which have access to a balcony, as well as two additional master bathrooms with bathtubs and generously sized walk-in showers. Hansgrohe fittings, countertop washbasins with vanity units, rainfall showers, and a restrained tile selection define the high-quality bathroom finishes.
The hallway is ideally suited for built-in wardrobes beneath the sloping roof and an open workspace. FSB window and door handles made of recycled aluminum, along with the Gira switch series, add refined finishing touches.
The lower level can be designed as a separate relaxation area, offering ample space for a sauna, a shower room, and a relaxation or fitness room. This level is complemented by additional storage, technical, and utility rooms.

The two timber houses are part of a research project by the Technical University of Munich. The aim is to establish a new, counter-trend approach to building: simplifying floor plans, reducing technical complexity, and using natural materials. Concrete has been largely avoided - used only in the basement and for the separating wall between the houses, where recycled concrete was applied. The result is a comfortable living environment, a practical home thanks to thoughtful planning and layout, and a strong attention to detail. The natural construction method is particularly ideal for allergy sufferers, creating a noticeably pure and balanced indoor climate - a consciously designed and distinctive living space.
Optionally, the units can be used separately or acquired individually.
EXTERIOR
Set on a 1,933 m² plot, the property - completed in October 2025 and designed by Florian Nagler Architekten, Munich, and executed by larob. studio für architektur, Stuttgart - presents a harmonious interplay of modern country house architecture, natural materials, and carefully coordinated design elements. The property is offered as a whole, while also allowing for division into two independent sections with approx. 955 m² and 978 m² of land - making separate acquisition conceivable.
The driveway opens via a discreet, elegantly designed swing gate that blends seamlessly into the architecture and reveals views of the spacious grounds and the residence upon entry. High-quality paving made of local shell limestone lends the entrance area a natural yet refined appearance.
The vertical wooden façade in a warm gray tone gives the building depth and a contemporary, elegant expression. Characteristic round and gable windows create subtle architectural highlights and allow abundant natural light into the interior, forming smooth transitions between indoor and outdoor spaces.
The hipped roof with dormers and gables, constructed from solid cross-laminated timber elements of untreated spruce, adds a traditional craftsmanship quality. The roof covering with beaver-tail tiles reinforces this character while harmoniously integrating into the modern overall design.
The outdoor area is defined by a calm, structured landscape design. The covered terrace opens onto the garden - a place for relaxed outdoor living. Carefully and tastefully landscaped with hydrangeas, ornamental grasses, wisteria, cherry laurel, and yew hedges, the setting creates a soft and soothing atmosphere. A well-maintained lawn forms a natural backdrop, lending the minimalist architecture a vibrant and inviting ambiance.
The ensemble is completed by two integrated double garages, each approx. 35 m², seamlessly incorporated into the overall architecture and providing practical everyday comfort.
