Loft-like apartment in an historic building directly on the Landwehr Canal
INTERIOR
The characterful property is located on the top floor (= 3rd floor) of a well-kept Berlin Gründerzeit ensemble dating from around 1870. The exposed location directly on the Landwehr Canal opened up an exciting view over Berlin then as it does today.
In 2014, as part of the refurbishment of the building, a lift was installed in the front building, which stops directly on the landing level. The floor plans were restructured, retaining the spaciousness typical of the old building, while the layout of the rooms reflects contemporary living concepts.
Either wide oak planks or poured terrazzo flooring were used on the floors. The use of these two materials makes subtle reference to the micro-location, which was traditionally characterized by prestigious living in the immediate vicinity of production sites. Some rooms have underfloor heating, others are heated by traditional wall radiators.
The apartment in the front building offers a very spacious and functional room layout over an area of approx. 316 m². From the entrance area, which has a large cloakroom corner, you enter the heart of the apartment: the loft-like living area consisting of two rooms with an open-plan, customised fitted kitchen and a large balcony with an unobstructed view of the Landwehr Canal and the Berlin skyline.
The very well-maintained kitchen is equipped with first-class electrical appliances from Smeg and Miele and the worktops are covered with white Carrara marble. The hallway of the apartment leads in one direction to two well-proportioned bedrooms with a bathroom between them. The other direction leads to the enchanting, octagonal "Berliner Zimmer", for which a parquet floor was specially designed to emphasise the uniqueness of this room. A south-facing balcony fronts this room. Attached here is another large study or guest room.
The master bedroom with the third balcony, the daylight master bathroom in elegant pink Portogallo marble and a very large utility room are located in the side wing area, which is completely quiet.
A private parking space in the well-kept inner courtyard is allocated to this property.
EXTERIOR
The building on Tempelhofer Ufer dates back to 1870, i.e. it was built during the Gründerzeit. This architecture is also referred to as historicism, because architectural epochs of the past were taken up in the design and applied to the façades, entrances and stairwells of residential buildings. The building here has affinities with classicism, which can still be seen after the extensive refurbishment in 2014: Perforated façade, mathematically precise arrangement of the upright window formats with the mullioned windows, central risalit that accommodates the bays on each floor, horizontal frieze that differentiates between the plinth and the upper floors, roof frieze, etc.
A basket arch as a courtyard entrance and an entrance door offset to the left mark where one can enter the interior of the courtyard and the building.
The ornamentation is restrained and geometrically angular. The color scheme, consisting of graduated shades of grey-brown, beige and dark grey, achieves harmony and elegance.
The strip of front garden with the avenue trees represents the flair that characterized the upscale residential areas of the past. Urbanity paired with a sense of greenery stands for tasteful, cultivated living.
LOCATION
The view of the banks of the Landwehr Canal is, of course, almost unique for living in the middle of Berlin. Especially as the quarter opposite is experiencing a unique revaluation in terms of art and culture. Mies van der Rohe's Neue National Galerie and the Berlin Philharmonie are also just a short walk away. And the proximity to Potsdamer Platz and the Gleisdreieck park offers a daily choice between art, business or sport/relaxation.
The "Gleisdreieck" subway station (U1 and U2) provides perfect public transport connections, allowing you to reach the centers of Mitte and Prenzlauer Berg, as well as the main station in about 7 minutes by car and the BER in a good 25 minutes.
