INTERIOR
This apartment in an ultra-modern wooden building is located on the 5th floor and has 148 m² with four rooms, an open kitchen, a master bathroom with a bathtub and shower and a second bathroom with a shower and space for a washing machine and dryer. The kitchen also includes a pantry with plenty of space for groceries and an additional, tall refrigerator.
The rooms can be expanded or separated using floor-to-ceiling and very wide sliding doors. The number of bedrooms could also be easily expanded.
The two balconies, one facing east and one facing west, complete the room program perfectly. Of course, this also includes the flexibility that can turn a balcony into a winter garden in a flash thanks to the sliding glass panes. The extensive, precisely fitting installations by the carpenter also contribute to functionality, but are also an aesthetic aspect.
You can see at first glance that the building was only completed in 2022. Perfection inside and out, first class craftsmanship. Paired with outstanding design in all areas of architecture, interior design, landscape and garden architecture - exemplary down to every detail.
The living ambience is characterized by visible wooden ceilings, wooden walls and wooden floors (Douglas fir floorboards). In contrast to this are the load-bearing concrete walls and the classic white walls, whose color corresponds to the frames of the floor-to-ceiling glass elements that provide so much light and transparency. The yellow tone of the Solnhofen natural stone slabs harmonizes with the colors of the wood (pine, spruce, Douglas fir). Color accents are provided by yellow and purple built-in elements in the kitchen and the azure glass mosaics in the bathroom. A classic complementary contrast is the orange of the luxury fittings from the Danish brand Vola.
Trained designers were at work here who really understand their craft. Even niches for storage were thought of. This is how construction works at the highest level, of course including the latest technology and engineering: geothermal energy, underfloor heating, zero energy consumption instead feeding into the power grid, bicycle parking spaces with charging stations for e-bikes, etc. Everything that will hopefully be part of the standard of living in the future; and of course the unique interior design. Motto for this wonderful apartment: look and enjoy.
EXTERIOR
The wooden house at Gotenstrasse 44 in Schöneberg was designed and realized by Scharabi architects. The office owners decided 15 years ago to devote themselves to wood as a building material and to develop a modern architectural language. Through construction projects, they have become specialists in timber construction in an urban context and have already received various awards and nominations. The Gotenstrasse project is also one of them.
The assembly group includes families with children, singles, couples, seniors, i.e. the cross-section of society. The fact that team employees also became owners shows that everyone was convinced of this construction project. Public spaces were also implemented. The highlight is of course the 5000 m² communal courtyard garden, where you can garden together or otherwise enjoy your free time.
The architecture and interior design are outstanding: the rational, playful handling of projections and recesses in the facade, the variation of balcony shapes (French balcony, recessed balcony, winter garden-like balcony) make the facade come alive. The panel formats create a visible structure with which the consistently vertical balcony railing bars fit perfectly.
You can also experience this architectural quality inside. Reduction of materials to natural wood, colored steel (green), gray concrete steps and anthracite gray floor panels. Extremely well thought-out selection of colors and materials based on the principle “less is more”! The result lives from this credo. A remarkably successful building all around.
LOCATION
The "Rote Insel" is a quiet, enchanted place, with many small streets, cafes, restaurants and shops. The old gasometer is the landmark of the area. The Heuberger inn is a few minutes' walk away; a small but nice beer garden with the best southern German cuisine: cheese spaetzle, Maultauschen and the good Berlin potato soup are also available. If you want to get some exercise after a hearty meal, you can throw a boules ball in Naumann Park or get really active with beach volleyball. You can shop at Edeka am Südkreuz - really right around the corner. You can get an espresso in the chicest interior at the PapalaCup and if you want to get out of the neighborhood, the Südkreuz train station is 2 minutes away and is ideally connected. From here you can reach the main train station in 7 minutes and BER in 38 minutes.
